    WRENWOOD
    RULES & REGULATIONS

    1. Every homeowner should help keep the complex clean by placing all trash into the proper containers, which are located next to the tennis court. If half of the trash container is full, please place your trash in the other half so the lids can be kept closed. Please crush boxes and other containers to conserve volume.
    2. The use of charcoal barbecue grills on lakeside or roadside decks is PROHIBITED because of potential fire danger. Charcoal grills may only be used on the parking lot areas or in the common grounds by the tennis court. Only gas or electric barbecue grills are permitted on the decks of the buildings. Use caution with any grills by keeping the unit away from the vinyl siding and railing. Be considerate of your upstairs neighbors since smoke rises. Fine of $50.00 will result for violation. Replacement of melted vinyl siding will be at the Owners expense.
    3. The use of fireworks, firearms and B-B guns is PROHIBITED within the complex grounds at any time. Fine of $100.00 will result for violation.
    4. Pets are to be leashed and under reasonable control at all times so as not to become a nuisance to others. Pets are not to be left on either the roadside or lakeside decks unattended for long periods of time. Fine of $50.00 will result for violation, The owner is responsible for IMMEDIATE cleanup and disposal of solid pet waste anywhere on the grounds. Fine of $25.00 will result for violation.
    5. The appearance and cleanliness of all outside decks is the responsibility of each unit owner and/or their guests. Care should be taken when cleaning to prevent debris from littering decks of those below. Fine of $25.00 will result for violation.
    6. No hanging of towels, clothing or other articles is permitted over the lakeside or parking lot side railings at any time. Fine of $25.00 will result for violation.
    7. Courtesy and good judgment must be used in controlling excessive noise from within the units or the outside decks. Loud music, shouting and other inconsiderate behavior will not be tolerated. Fine of $250.00 will result for violation after written or verbal warning and $500 for subsequent violations.
    8. First and second tier parking is reserved for car parking only. Residents and guests should limit lower level parking to one car per unit.
    9. Boat and trailer parking is PROHIBITED in all parking lot areas. All boats/trailers must be parked in the trailer area next to the dumpsters or by the well house by permit only. Contact the office for additional information. Fine of $35.00 will result for violation.
    10. Signs visible from the outside of the building are not allowed. No signs, including "For Sale" or "For Rent" signs, are to be displayed on the interior or exterior of any Robinwood unit. Fine of $50.00 will result for violation.
    11. Every unit must have a working smoke detector in place near the bedroom areas. Please check batteries often to assure working order.
    12. Individual unit owners shall be liable for the cost of repairs or replacement of common elements damaged as a result of negligence on their part, their guests or renters. In addition, a unit owner shall be liable for damages to the common elements of a building or other units when an incident originates in his unit.
    13. Furnaces are to operate in the fall/winter/spring season with the thermostat setting of at least 55 degrees. Water must be turned off when the unit is not in use.
    14. Any outside or structural alterations must be approved in advance and in writing by the Board of Directors. This includes the installation of a deck awning. Fine of $50.00 will result for violation.
    15. DO NOT PUT GREASE, COFFEE GROUNDS, EGGSHELLS, ETC., DOWN THE DRAINS OR GARBAGE DISPOSAL. DO NOT FLUSH FEMININE SANITARY ITEMS OR BIRTH CONTROL ITEMS DOWN THE TOILETS. DO NOT USE POWDERED LAUNDRY & DISHWASHER DETERGENTS. The above items may cause damage to the sewer treatment plant equipment resulting in a breakdown of the plant or sewer backups into units.
    16. Bicycles and skateboards are not allowed on the boardwalks, docks, pool areas or tennis court at any time.
    17. Please use courtesy and good judgment when using the tennis court while others are waiting.
    18. Owners are required to keep at least a five pound ABC type fire extinguisher placed in an easily accessible area, such as the utility closet or kitchen, at all times. The fire extinguisher should be checked yearly to ensure it is adequately filled and operational.
    19. There will be no feeding of wildlife on the Complex grounds. Fine of $25.00 will result for violation.
    20. Owners with a unit below them are encouraged to install carpet throughout the living room and bedrooms to alleviate noise transferring to their neighbor.
    21. NOTE: The enforcement of these rules and regulations is the responsibility of each Robinwood homeowner and not the Board of Directors or the management company alone. When violations are observed, unit owners are requested to remind the offenders of these policies and ask that they cease activities in violation. Fines may be imposed without any warnings being issued.

BOAT DOCKS

The boat docks are owned by WrenRob Amenities. Therefore, all Robinwood and Wrenwood homeowners have some rights to use the boat docks. However, the individual slip lessee has priority rights to that portion of the dock fingers adjacent to his slip. All homeowners should respect these lessee rights and thus, the use of the slips.

  1. Boats are NOT allowed to extend onto and over the center walkway area. The length of the boat, including swim platform and bow pulpit, must not extend over four feet beyond the slip. Boat hoists/lifts may not extend beyond the end of the slip. Fine of $50.00 will result for violation.
  2. No running, horseplay, bicycles or skateboards are allowed on the docks. No diving or jumping from the roofs of the docks.
  3. Deposit all trash in the appropriate trash containers.
  4. Children under the age of 11 are not allowed on the docks unless accompanied by an adult and the wearing of an appropriate floatation vest is required.
  5. No use of individual slip without prior approval of the slip lessee. Fine of $50.00 will result for violation.
  6. No gasoline container storage is permitted on the boat docks. Fine of $100.00 will result for violation.
  7. No barbecue grills or open fires of any type are permitted on the boat docks. Fine of $100.00 will result for violation.
  8. Keep all dock walkways clear of obstacles. Please clean up after yourselves!
  9. No unattended fishing lines (trout lines) allowed.
  10. Please respect other people’s property. Do not place any article on or use other people’s boats for any reason.
  11. Swimming from the docks is prohibited.
  12. Use of fireworks, B-B guns or firearms on the docks or dock walkways is strictly prohibited. Fine of $100.00 will result for violation.
  13. No overnight parking is allowed at the ends of the docks. Ends of docks are reserved for short-term guest parking only. Houseboats are not allowed at the ends of the docks at any time.
  14. All dock boxes and hoists must have the prior approval of the Board of Directors BEFORE installation. Fine of $50.00 will result for violation for dock box. Fine of $100.00 will result for violation of hoist.
  15. No tying of PWC’s to the ends of the docks. Owners must purchase an approved floatation device and obtain a PWC Lift Space Lease from the association for placement of the lift on the boat dock. Fine of $50.00 will result for violation.
  16. Awnings or drop cloths to be placed on the back of boat slips must be the approved blue type. Installation must be approved by the Board of Directors prior to installation. NO OTHER TYPE TARPS OR DROP CLOTHS ARE ALLOWED. Regular tarps may be used to help protect boats during the winter months from November 1st of each year to March 30th each year only with Board approval. Fine of $100.00 will result for violation.

SWIMMING POOLS/SPA

Pool and Spa Hours are: 9:00 a.m. to 12:00 a m.
(Observe quiet hours from 10:00 p.m. to 9:00 a.m. Fine of $250 will result for violation after written or verbal warning and $500 for each successive violation)

  1. The use of the pools/spa is restricted to unit owners, renters and accompanied guests. Wrist Bands must be in your possession when using the pool.
  2. There are NO LIFEGUARDS AT ANY TIME. Unit owners, renters and guests are notified that the use of the pool and spa are at your own risk!
  3. No pets are allowed in the pools/spa area. Please keep animals out of the pools. Fine of $50.00 will result for violation.
  4. Children under 11 years of age are not allowed in pool areas UNLESS ACCOMPANIED BY AN ADULT. NO ONE UNDER THE AGE OF 13 MAY USE THE HOT TUB. Fine of $50.00 will result for first violation, fine of $100.00 for each successive violation.
  5. ABSOLUTELY NO GLASS CONTAINERS ARE ALLOWED IN THE POOL/SPA AREAS INCLUDING THE POOL DECK. Fine of $50.00 will result for violation.
  6. Diving is NOT permitted off the seawall, handrails, pool retaining wall or pool sides.
  7. Pool furniture is not to be removed from pool areas for any reason.
  8. Please do not feed the ducks in the pool areas.
  9. Litter must be placed in proper trash containers.
  10. Running and pushing on pool walkways is PROHIBITED.
  11. Pool/hot tub areas will be closed based on posted usage hours in the areas. Fine of $25.00 will result for first violation, fine of $50.00 for each successive violation.
  12. Pool furniture may not be reserved. Seating is on a first-come, first-serve basis.
